From Early Success to Sudden Setback

David got married at 22 and went all-in on real estate. By 26, he was a millionaire, earning what would be about $680,000 a year today. He had the dream: income, net worth, family, and success. But beneath the surface, debt was lurking, ready to unravel it all.

When the Rules Changed and Reality Hit

The Banking Act of 1986 changed the game. Banks saw David as over-leveraged and demanded repayment. Within 90 days, he had to unload over $1.2 million in debt. Despite fighting to trim it down to $378K, he eventually had to file for bankruptcy on September 22, 1988.
